Cleanspace Encapsulation For Crawl Space in Los Angeles, CA

Homeowner Michael G. in Los Angeles, CA had a major issue with his crawl space. He moved into his freshly remodeled home five months ago and right away starting noticing a problem. To find the source of the problem Project Design Specialist Jason S. went into the crawl space and found that there were very high levels of humidity which was causing mold and allowing too much moisture into the wood. Los Angeles resident Don G. contacted Saber regarding Trip Hazards that had Formed on his back Deck. Saber's Project Design Specialist performed a thorough Inspection of Don's Home. Voids had formed under the Deck. The Concrete was sinking into these Voids.

Saber's Crew drilled holes through the Concrete, and into these Voids. We then installed Injection Nozzles into the Concrete Strips. See attached Picture. Saber then Used our State-of-the-Art PolyLevel Injection Process to inject Polyurethane in to the Voids. This lifted the sinking areas, and Eliminated the Trip Hazards.

Los Angeles resident Rysha J. contacted Saber regarding cracks in the walls of her home. There were also cracks in the Driveway and Walkways, that have become Trip Hazards. Sabers's Project Design Specialist performed a Complete Property Inspection. Soilds had Shifted under the Foundation, Walkways, and Driveway.

Saber's crew excavated Holes and attached Helical Piers to the Home's Foundation. We then Pressurized the Piers to Lift, and Strengthen the Foundation. We then Filled the Voids with Polyurethane, to Stabilize the Foundation. Filling the Voids also eliminated the Trip Hazards on the Walkways, and DSriveways. In the Crawlspace, we installed Smart Jacks, to further Strengthen the Foundation, and eliminate the Home's Sagging Floors. See the attached picture.

Los Angeles resident Ashley A. contacted Saber regarding the numerous cracks in the walls of her home. Saber's Project Design Specialist performed a Free Homeowner Inspection. Voids were Forming under the Foundation, and expanding. This was causing the Foundation to Sink and Crack.

Saber's crew, excavated holes, where the Foundation was sinking. Then we attached Push Piers to the base of the Foundation. Then the Piers were Pressurized, thus lifting the Foundation back to a consistent elevation. This also Strengthened the Foundation. Then we Filled the Voids with Polyurethane. This kept the Voids from further expanding. and Stabilized the Foundation.

Los Angeles resident Edward C. contacted Saber regarding Trip Hazards in the Walkways around his home. Saber inspected Edward's Home and the surrounding Property. Several Trip Hazards had been incorrectly fixed. See the attached picture. This is still a Trip Hazard, and isn't a permanent way to fix this Issue.

Our Crew removed the Asphalt Band Aid. We then Ground the High edges od the Concrete. This gave the walkways a Consistent Elevation, and Eliminated the Trip Hazards.

Foundation Issues in Los Angeles

Los Angeles resident Shira T. contacted Saber regarding expanding cracking in the Concrete Walkways, and Foundation of her home. See the attached picture. Our Project Design Specialist inspected Shira's home. The issue was foundation settlement.

Our crew excavated holes, and attached Push Piers to the Foundation. The Piers were then Pressurized. This both lifted, the sinking areas of the Foundation, and Strengthened it. We also removed the old cracking Concrete Walkways and poured New Concrete. All Debris was removed, and our work area was cleaned up.

Concrete Commercial Parking Lot Needs Help in Los Angeles

The Los Angeles office of Prudential Overall Supply contacted Saber regarding their concrete parking lot. There were Potholes and Large cracks that were Trip Hazards, and Damaging Vehicles. See the attached picture. Saber's Project Design Specialist inspected the Parking Lot.

Our crew excavated the damaged concrete slabs. We also removed all of the debris. we then poured and finished new concrete.

Apartment Manager Greg R. , in Los Angeles, contacted Saber regarding Cracked sidewalks that had formed trip hazards. See the attached picture. Los Angeles resident Yanira K. contacted Saber regarding upgrading the home Foundation for earthquakes. Saber does this for homes with Crawlspaces. First, Saber's Project Design Specialist performed a thorough inspection of Yanira's home.

Our crew installed Mesh Steel Wall Sheathing with adhesive and covered it with plywood to hold it in place. This strengthened the Foundation Walls. We also attached Universal Foundation Plates, and A35 Framing Angles to Strengthen the Connection between the Home and it's Foundation. 

Yanira now has Peace of Mind, that her home meets California's Building Code.

Sink Hole Creates a Void in a Los Angeles Home

Los Angeles resident Katy B. contacted Saber regarding a room in her 1923 home that was progressively sinking. Our Project Design Specialist performed a thorough and Free Homeowner inspection. Voids had indeed formed under the Foundation where the room was sinking.

Our crew removed a area of concrete areound the exterior of Katy's home and exposed the large void. The attached picture shows part of this void. Helical Pier Systems were then installed to strengthen and lift the sinking area of the foundation. The void wad filled with Polyurethane to stabilize the home, and stop the void from growing. These two processes gave the foundation back its consistant elevation.

Katy now has peace of mind that her home sits on a solid and stable foundation.

Water Drainage Problems Rectified in Los Angeles

Saber received a call from a homeowner experiencing water drainage problems. The water in his backyard wouldn't drain properly due to an underground spring. Puddles kept building in the yard near his neighbor's yard.

Upon arrival with his team, foreman, Angel Morales, saw that puddles were building up near a wall in the yard. Lots of mud and water had built up. In order to fix the problem, french drains were installed against the neighbor's wall, where most of the standing water was. The drain was connected to a preexisting drain in order to redirect the water into the street.

Saber helped this property by ridding it of puddling water by directing through the main drain into the street.

Smart jacks and Push Piers in LA

Daniel A, homeowner in Los Angeles called Saber to work hand in hand with the structural engineer to repair and support the pier and beam structure of his raised foundation "Crawl Space" home.

 

Engineer drawings called out for (15) Smart Jack girder supports as well as the removal and replacement of a failing grider.  The Smart Jack system was chosen for its engineered fill base and capacity of the entire install unit.  

 

The Smart Jack system is a great  support solution to mitigate against active clay soils under your home or to replace old and rotten timber supports.

 

The home was also further supported by installing 9 push piers around the property to raise the foundation back to level.  The home was sill plate bolted and nine existing posts were restated to add support. 

CleanSpace in L.A.

Homeowners in Los Angeles, were looking for ways to make their home more energy efficient and to keep moisture out of their homes crawlspace.  After spending many hours researching the different ways to resolve their issues, they found that Saber and the CleanSpace encapsulation installed be Saber was the best option for them.  CleanSpace encapsulation is a 20 mil thick plastic liner, similar to a pool liner that can be fitted in your crawlspace to completely seal off your home from the earth.  The material is incredibly durable, will last as long as the home, and will stay in place.  Not only does CleanSpace make the homes crawlspace moisture free, and makes the home more energy efficient it also adds space for storage.  The Saber CleanSpace installation crew was scheduled to complete the project, they arrived at the site and went right to work.  The crew installed 418sqft of CleanSpace to the homes crawlspace area.  The process to install the CleanSpace began with the a dimpled polyethylene membrane under the CleanSpace liner which allows for water to flow to a sump in the crawlspace, once this is installed, the lining is then attached to the walls with fasteners that are permanently driven into the walls.  The Saber crew worked diligently to complete the crawlspace.  The homeowners can now not only enjoy the energy efficiency of the CleanSpace, but also the added benefits: CleanSpace has an antimicrobial additive manufactured into the material, which prevents mold growth on the liner.  This additive is odorless and safe.  

Foundation Leveling using Push Pier Support

Customer Olivia M, of Somis, California, and her husband purchased their 1980’s home a year prior, fully knowing it had foundation settlement issues. Researching the available options, Olivia determined that Saber had the best online reviews and would be the best company to evaluate the property. Subject site is a single story home supported by a slab on grade foundation. Noticeable cracking in the foundation and flooring tile was evident as well as the floor was determined to be out of level.  Upon inspection, Saber’s Project Specialist,  Joe J. proposed to install 12 hydraulically driven steel Push Piers at 6’ intervals along the affected area to stabilize and lift the home back to it's original elevation.

 

Saber’s Foreman Trevar A and his crew completed the Push Pier installation in three days and performed lifting and leveling on the fourth day, followed by Polyurethane injection.  Polyurethane was utilized to fill voids under the slab that were created during the lifting phase, further permanently supporting the foundation.

 

Another happy customer! Olivia was very pleased with the work completed. It is safe to say, she now has piece of mind knowing that the foundation of her home is stable.

 

 

Seismic Retro-Fit and Helical Pier Installation

In Los Angeles, California, Saber Foundations was contracted to complete a job on a structure that had suffered from severe foundation settlement.  During the initial inspection it was also recommend that the property be retro-fitted with vertical and horizontal “I” beams.  The settlement that was occurring on this structure was most likely due to the shifting in the supporting soils beneath the foundation.  Using Foundation Supportworks, Inc, Push Piers made of steel and including a set of helical blades in the lower section of the pier, these are known as Helical Piers.  Soil is removed from around the foundation footing for proper pier placement.  Helical pier systems create a solid supporting base that transfers the weight of a structure downwards to strong supporting soils.  These piers are mechanically advanced into the soil using small construction equipment or hand equipment.  As they are installed to appropriate depths and capacities, they prevent any future settlement from occurring.  Once the proper depths are achieved, heavy duty steel foundation brackets are positioned below and against the foundation footing.  The weight of the structure is then transferred through the helical piers to deep, competent soils.  Lifting the structure back towards its original position is then attempted.  Then, the soil around the foundation is carefully replaced.  

 

During this installation, because of the size of the building and the length of the walls, 100 helical piers were installed to the exterior and interior of of the property.  These piers worked together to transfer the weight of the structure to the strong soils or bedrock below.  After installation, the owner will notice that any signs of the soils shifting will no longer be an issue.  This property was also retro-fitted with vertical and horizontal steel “I” beams.  This process involves the installation of engineered metal connectors and other reinforcement materials at key stress points throughout the properties structure.  The goal of the retrofitting process is to counteract three main earthquake-induced forces that can cause major damage to a building.  Saber’s experienced crew utilized the vertical and horizontal “I” beams to keep the properties structure together in spite of any seismic force that could easily tear an un-reinforced property apart.  The owner is not content with the fact that the property is once again stable and has been reinforced in the event of another earthquake, which in California is inevitable. 

 

Seismic Retrofit in Long Beach

Customer Mari D, of Long Beach, California, had been considering reinforcing her property, and with the string of recent earthquakes in and around the Los Angeles area, she found that now was a better time then any.  So, Mari did her research and found that Saber was the best company to come evaluate her property.  Upon the inspection, the Sales representative from Saber proposed to install  Simpson UFP 10 brackets at every corner of the foundation and every 6' from the center, as well as strapping each 4x4 post to each existing wood grinder beam, using Simpson T-straps and Simpson framing clips.  There was also a crack in the slab that was a concern to Mari, therefore; it was suggested that the crack be routed, cleaned and repaired using a two component epoxy injection method.

Mari found that this was the best option for her, so she scheduled to have a crew from Saber repair the crack in her slab and retro fit her property.  The crew was able to complete the project in the first day.  They began by going into the crawlspace where the work would be preformed, and installed and secured the T-straps, they then installed and secured the sill plates and repaired the crack with epoxy.  

Mari was very pleased with the work completed. It is safe to say, she now has piece of mind knowing that in the occurrence of the next earthquake in her area, her home has been safely secured.
