I home in Arroyo Grande, Ca. was seeing symptoms of foundation failure. The home was built in 2001 and the current homeowner had lived there since 2008. They started noticing sagging floors over the past year and wanted to know what they could do to fix it. They were worried about the integrity of their flooring due to the slope. Before calling Saber, they had tried small patches and other fixes and nothing worked.
After Saber's Project Design Specialist performed a manometer reading and full inspection of their large crawlspace, it was determined that a SmartJack support system and supplemental support beams would be required in order to raise the main floors back to level and support them, keeping them from further sagging. There was also a center wall that was receiving no support from the sagging floor.
After the installation of the SmartJacks, they acted as a new girder beam in between existing girder beams. The existing beams had been poorly spaced, causing the floor above to begin to sag over time without proper support.
An Avila Beach, Ca. home, built in 2002, withstood an earthquake in 2004. The current homeowner had just bought the home and had only lived in it for 2 months. Cracks in the drywall on the interior of the home had been noted before they purchased the home. The family planned on living in the home for quite a while but wanted their foundation issue fixed for a future sale date in the decades to come.
Saber conducted a free foundation inspection and determined that the foundation was sinking in one area due to settling soils. The sinking area was causing the walls to crack and it was found that, if not remedied, the symptoms would only get worse with time. The homeowner's goal was the permanently stabilize the slab foundation to prevent further settlement.
A 3" helical pier and tieback with a standard bracket was used to lift and stabilize the foundation. Many of the cracks in the interior walls of the home were closed upon lift of the home and the homeowner was pleased with their results.

We found that the soils were shifting under the concrete foundation of George's home. This movement had caused voids. Areas of the foundation were now sinking into the voids. This was causing the foundation to weaken and crack. This, in turn, was causing the floors and walls to crack. We provided George with the inspection report and a quote.

Seismic Retrofitting was recommended to strengthen the bond between Lou's home and it's Foundation. We also recommended Fittings to strengthen the connection between the floors and the support posts. Lou received the inspection report and Saber's quote.
Los Osos resident Greg J. contacted Saber regarding shifting concrete slabs on his walkways, that were creating Trip Hazards, and "looking ugly". Sabers Project Design Specialist performed a Free Homeowner Inspection. We found voids, caused by shifting soils, that were causing areas of the walkways to sink. We recommended Sabers State-of-the-Art PolyLevel Injection Process, to fill these voids, and give the walkways a consistant elevation. This would eliminate the trip hazards and give Greg's home a better aesthetic appearance. Greg was given our homeowner inspection report and a 30 day quote.
Nipomo resident Fred R. contacted Saber regarding cracks, that were spreading in his walls. Our Project Design Specialist performed a Free Homeowner Inspectioin. Voids were located under the foundation of Fred's home.Saber recommended attaching Push Piers to the Base of the foundation to lift the areas of the foundation that had sunk. Then we recommended filling the voids with Polyurethane. These actions would strengthen and stabilize the foundation.
Fred got a copy of his home inspection report, and a quote to fix these issues.
Oceano resident Paul W. contacted Saber stating that his home was "tilting" and that he wanted to raise his entire home by 3 feet.Our Project Design Specialist tried to inspect the home, but the Crawlspace was only 6 inches high. We couldn't give a suggestion to fix these issues without being able to enter the home's crawlspace. Paul thanked us for our time.
Santa Margarita resident Amir G. contacted Saber regarding cracks in the walls of his home, sticking doors, and windows. Our Project Design Specialist performed a Free Homeowner Inspection. Shifting soils had created voids. The foundation was sinking. This was causing the cracking. Saber Suggested that Helical coils be installed to lift the foundation, and give it back it's consistent elevation. Amir did receive a copy of our Home Inspection Report, and Saber's quote.

Saber's crew excavated holes around the Foundation. We then installed Foundation Piers, Pressurized them, and Lifted the areas that had sunk. We also filled the Voids with Polyurethane, to keep them from expanding. The Foundation is now Strengthened, and Stabilized.
